Portfolio und Management
The pension fund Swiss Re has a portfolio of directly held properties with around 1 500 apartments and 10 000 m2 of office / commercial space. The portfolio is strategically managed and monitored by a real estate specialist in asset management. The operational tasks are performed by an external management company Schaeppi Grundstücke.

Investment strategy
The goal is the ongoing development of portfolio and property quality in line with the risk/return profile and to ensure the best possible financial viability.
The Pension Fund Swiss Re undertakes direct real estate investments only where it is the sole owner. Due regard is given to appropriate risk diversification for utilisation, location and size. Investment is directed to residential real estate, although this may include a small component of office and commercial space or new property development projects.
The location of properties must offer an attractive environment within reasonable proximity of good public transport, roads and infrastructure, and floor plans and construction standards must meet contemporary design expectations. Special emphasis is placed on top-class construction quality that embraces sustainability; the MINERGIE®-ECO-Standard is a requirement for new buildings.
The return on investment must be sustainable and market related. The benchmark is the KGAST Immo-Index (produced by the Swiss Conference of Investment Foundation Administrators). Investments are made without the deployment of borrowed capital.
